Reports To: Operations Director – Special Operations
Working Pattern: Hybrid – 40% of time required either within the Lloyds Living office or travelling to developments as required

Job Description

As our portfolio continues to grow, successful mobilisation of new homes and developments into management is critical. Whether bringing new developments into operation, transitioning management arrangements, or supporting major portfolio changes, our Mobilisation Team plays a key role in ensuring every home is operationally ready from day one.

As a Mobilisation Manager, you'll lead the end-to-end mobilisation of residential assets into Lloyds Living, working across internal teams and operational stakeholders to deliver successful outcomes. You'll combine strong project management capability with a practical understanding of residential operations, ensuring every mobilisation is delivered safely, compliantly and in line with agreed business objectives.

This is a unique opportunity to work across a diverse range of projects and play a key role in supporting Lloyds Living's rapid growth ambitions.

Key Responsibilities

1. End-to-End Mobilisation Delivery

  • Lead mobilisation projects from instruction through to operational handover, ensuring successful delivery against agreed objectives.
  • Develop and maintain mobilisation plans, milestones and delivery schedules across multiple concurrent projects.
  • Coordinate mobilisation workstreams including operational readiness, customer readiness, systems, compliance and asset information.
  • Monitor progress, manage risks and dependencies, and proactively resolve or escalate issues to maintain delivery timelines.

2. Stakeholder & Partner Management

  • Build and maintain strong working relationships with internal teams, managing agents, contractors and professional partners.
  • Act as the primary point of contact throughout mobilisation projects, ensuring effective communication and coordination.
  • Chair mobilisation meetings and drive accountability through clear action management and governance.
  • Constructively challenge delays, risks and performance issues whilst maintaining effective stakeholder relationships.

3. Operational Readiness, Data & Handover

  • Ensure developments and portfolios are fully prepared for operational management by coordinating operational readiness, customer readiness, data validation and system setup activities.
  • Coordinate the collection, review and validation of key operational information, including asset data, warranties, supplier arrangements and regulatory documentation.
  • Manage the accurate transfer, migration and reconciliation of property and operational data within Lloyds Living systems, ensuring all required records are established ahead of go-live.
  • Work closely with operational teams to deliver structured handovers, producing comprehensive handover documentation that clearly identifies residual risks, responsibilities and outstanding actions.

4. Compliance & Risk Management

  • Ensure statutory, regulatory and operational compliance requirements are understood and addressed during mobilisation.
  • Work alongside internal compliance specialists to ensure regulatory obligations are met prior to handover.
  • Escalate material risks, compliance concerns and delivery issues with clear recommendations and proposed solutions.

5. Governance, Reporting & Continuous Improvement

  • Provide regular reporting on mobilisation progress, readiness, risks and key delivery milestones.
  • Maintain mobilisation governance documentation, trackers and action logs to support effective project oversight.
  • Support decision-making through the provision of accurate management information and recommendations.
  • Identify opportunities to improve mobilisation frameworks, controls and ways of working, embedding lessons learned across the business.

Essential Requirements

  • Experience delivering residential property mobilisations, transitions or large-scale operational projects.
  • Strong project management and organisational skills, with the ability to manage multiple projects simultaneously.
  • Highly motivated and understand the importance of adhering to deadlines
  • Experience working with residential portfolios including PRS, Build to Rent, mixed-use developments or block management environments.
  • Strong understanding of operational property management and mobilisation activities.
  • Experience coordinating multiple stakeholders, both internal and external.
  • Excellent communication and influencing skills.
  • Ability to identify risks early and drive pragmatic solutions.
  • Strong analytical capability with attention to detail.
  • Advanced Microsoft Office skills, including Excel and PowerPoint.
  • Comfortable working in a fast-paced and evolving environment.
  • Full UK driving licence and willingness to travel where required.

Desirable Skills

  • Experience working with managing agents, developers or institutional residential landlords.
  • Knowledge of residential compliance obligations and operational readiness requirements.
  • Understanding of portfolio migrations or management transitions.
  • Experience using Qube, Fixflo or other residential property management systems.
  • Professional property qualifications such as IRPM, ARLA, RICS or equivalent.
  • Experience within a rapidly growing operational or transformation environment.

  • Mobilisations, transitions and onboarding activities are delivered safely, compliantly and within agreed timescales, with risks, issues and dependencies proactively managed.
  • Operational teams receive high-quality handovers, supported by accurate data, clear governance and effective operational readiness planning, enabling successful day-one management.
  • Strong and trusted relationships are established across Lloyds Living, managing agents, suppliers and internal stakeholders, helping to resolve issues efficiently and maintain delivery momentum.
  • Mobilisation governance, reporting and records are maintained to a high standard, supporting informed decision-making and effective risk management.
  • Opportunities to improve mobilisation processes, controls and ways of working are identified and implemented, contributing to scalable operational growth and improved customer outcomes.
  • Demonstrates ownership, collaboration, professionalism and continuous improvement, making a positive contribution to team capability, stakeholder confidence and Lloyds Living's growth ambitions.
